This well established poultry farm has been very well maintained by owners that are quite meticulous and go to great lengths to keep things in great shape for maximum productivity. Their care for the operation shows not only in the barns and workshop, but also in the yard.
The farm is located half mile from the highway, and is protected by a very nice mature shelter belt. It is situated on 144.49 M/L acres of luscious, thick, good producing pasture. With 2 wells and a backup cistern there is plenty of water to feed the flocks, water cattle and keep the yard nice and green. You won’t have to worry about power failures either when the 65KW natural gas generator kicks on automatically.
The operation is currently producing 6.5 cycles per year @ approx. 80,000 Kg per cycle. Quota included is 13,000 units with the owner usually leasing another 24-26,000 units. The contract is with Sunrise Poultry.
The main barns consist of a total of 25,600 sq ft, (24,640 of which is considered useable), spread out over 3 barns; the first of which is 10,000 sq ft, heated by boiler system, newer concrete floor, well lit and ventilated, auto feeding systems in great shape, and alarmed to send the owner alerts. The second barn is 5600 sq ft, featuring new pvc walls, spray foam insulated, concrete floor, direct fire furnace heated, alarmed, and auto feeding systems are well maintained. The 3rd barn is a ‘double decker’ barn, concrete floors lower, with newer wood floors on the top level, also alarmed, with well kept feeding systems, newer fans, mixture of boiler and forced air heated, and like the rest of the barns is also in excellent shape! All of the barns have 2 feed bins so you don’t have to worry about running empty on feed at an inconvenient time, as well as good gravel around them to make it easy to get around.
Aside from the main barns there’s 2 older 3000 sq ft barns, one of which is currently being used as machinery and spare part storage, including a spare boiler, plenty of spare feeding/watering system parts, etc; and the other older barn for hay/straw storage, etc. Another fully serviced 12x28 building is used for the catching crew, can be used as on office or a number of things.
The main workshop, which consists of a total of 2800 sq ft of insulated and heated space, 2 large overhead doors, and an 800 sq ft lean to for convenient extra storage/ parking.
The main home has plenty of living space, at approximtely 2250 sq ft +/-, with its 4 bedrooms, 4 bathrooms, fully developed basement, and 2 car heated garage. Great detail was put into the home, with not only an ensuite with the master bedroom but also a nice porch to enjoy some fresh air. Plenty of room in the kitchen and even more in the large walk-in pantry; lots of windows in the right places light up the dining room, den, family room, and living room that even has a brand new wood stove to cozy up to! Plenty of room to work in the main floor laundry room.
The basement has a nice and open well lit family area in the basement as well as a huge cold room storage. Including central vac, central A/C, security camera system, and the nice covered rear deck to enjoy.
