BIDDING INSTRUCTIONS:

  1. Bids must be in writing.
  2. Buyers bid on the land as described in this information package, including the Unattached Goods specified in this package.
  3. Buyer of the land must accept and assume the 2017 land rental agreement on the approximately 18 acres irrigated by wheel lines east of the drain ditch. Rental agreement is for 2017 only.
  4. Bids must be received at the Coaldale office of Real Estate Centre on or before April 13, 2017 noon.
  5. Buyers and/or their agents can explain their offer in person after 1 p.m. on April 13, 2017 if they wish to do so. By appointment only!
  6. Bids will be opened after the buyer’s presentations (if any), at the Coaldale office of Real Estate Centre, in the presence of (only) the Sellers and the brokerage manager Heleen Jacobsen.
  7. Bid details will not be made public. Highest bid or any bid not necessarily accepted.
  8. Offers must be open for acceptance for a minimum of 72 hours.
  9. All bidders will get a response to their offer on or before April 20, 2013 1 p.m.
  10. Minimum required deposit is 1% of the offered Purchase Price. Deposit to be made payable to Real Estate Centre, to be paid within three business days after acceptance of the offer, and to be held in the trust account of the brokerage until closing date. Deposit will be refunded if the Buyer is not able to remove purchase conditions in time (for example: bank doesn't approve financing and therefore the Buyer cannot remove his financing condition and receives his/her deposit back). Deposit becomes non-refundable as soon as the offer becomes unconditional. Deposit is part of the Purchase Price.
  11. The successful bid, if not written on an AREA purchase contract form yet, needs to be transferred to an AREA contract form after the bid is accepted.
